Epoca San Diego presented a multifaceted challenge as a large-scale master-planned community of nearly 7,000 homes, requiring a cohesive yet flexible design vision. One of the initial concerns was establishing standard design guidelines that could accommodate diverse architectural expressions while meeting the practical constraints of affordable Southern California housing. To address this, we developed a mix of Mexican, urban, and farmhouse-style façades that broke the visual monotony of traditional walk-up town homes. These stylistic variations provided visual interest and cultural relevance without compromising affordability or buildability.

Another key goal was to create a strong sense of identity that resonated with San Diego’s multicultural and cross-border population, especially those living near the U.S.-Mexico border. Drawing inspiration from El Valle, the wine region east of Ensenada, we infused the design with natural materials, earthy tones, and spatial elements that reflected the rustic charm of Baja California. This vision was carried through into the branding and naming of the project as “Epoca,” meaning “a place in time,” to evoke a timeless, cross-cultural narrative. The branding direction extended beyond aesthetics; it set the tone for storytelling, lifestyle messaging, and community positioning. Collaborating closely with ColRich’s in-house team, we helped guide the interiors and overall creative direction to ensure consistency across every touchpoint of the development.

To preserve and amplify the essence of Lorena’s original creative direction, the branding package, comprising naming, visual identity, and tone, was then handed off to a marketing agency. Their role was to expand and execute on this foundation, translating the brand into campaign materials, digital platforms, and buyer-facing communications. This ensured the intention and cultural resonance set by Lorena remained intact throughout the marketing lifecycle.

Community integration and lifestyle were also at the forefront of our approach. Recognizing the area’s potential for growth in public transport and its appeal to armed forces members and young professionals, we emphasized walkability, green spaces, and amenities that encouraged intergenerational living. We incorporated features like paseo-style paths, multipurpose gathering areas, and community hubs to foster belonging and connection. The result is a fully leased, thriving development that balances functionality with soul—delivering not just homes, but a vibrant, inclusive community that reflects the diverse fabric of the region.
